PACKAGES

We offer three "packages" of architectural services which are described below. The fee table lists the corresponding fees for each package. It is also possible to tailor a special package to suit an individual client and project. Please see the Fee Schedules page for information about costs of each package. 

 

A. Design and Building Permits

This package is suitable for owner builders and owners who wish to allow their builder to interpret design intent. In some cases, the fees for Package A can be calculated using our Area Fee Table.

Concept design stage.
Explore a number of design options using diagrams, plans and 3D sketches.

Activities include:

• site analysis
• client design brief
• explore multiple design options
• presentations to client

Design development stage.
Examine the functional, technical and aesthetic aspects of the preferred design option.

Activities include:

• detailed plans, sections and elevations to further explore the design
• selection and engagement of consultants (where required)
• sun and shading diagrams
• preliminary material selections
• 1:20 scale plans and elevations of internal areas
• presentations to client

Documentation stage.
Produce technical documents suitable for obtaining building approvals, builders' costing, and construction.

Drawings include:

• working drawings including floor plans, building sections, external elevations, and wall sections required for building permits

Additional documentation may be required to accompany an application for a building permit. While not included in Package "A", we can assist with the engagement, briefing and liaising with secondary consultants.

• structural details and certification (structural engineer)

• energy rating report

B. Design and Full Documentation

This package is suitable for owners who intend to work directly with their builder during construction, but who want more thorough and accurate contract documentation. These details can assist the builder in achieving a more refined result, and they can remove the ambiguities often present with less detailed packages.

Documentation stage.
Produce technical documents suitable for building approvals, builders’ costings, and construction. Also produce details of external and internal building components in order for builders to produce very accurate quotes and to achieve extraordinary results during construction.

Documents include:

• working drawings including plans, sections, elevations, and wall sections required for building permits
• expanded internal and external building details beyond those required for permits
• select and co-ordinate internal fixtures, finishes and appliances
• internal fit-out details showing cabinetry, tiling and other special details
• service plans showing power, lighting, switching, security, telephone, and mechanical systems
• custom written project specification comprising detailed descriptions of the materials and workmanship

 

C. Full Architectural Service

This package is suitable for owners wanting a professional to be involved in their project from start to finish.

Documentation stage.

Contract administration stage.
Services include:

• assist with tender process and selection of builders
• prepare contracts for signing
• arrange and attend site visits to observe the progress of the works
• issue instructions to the builder and provide supplementary details as required
• maintain records on cost variations
• assess builder’s progress claims for payments
• issue certificate of completion and prepare defects lists.
